The Sweet Home Buying Process
Don’t worry, we’ll guide you through each step when it matters
01. Pre-Approval
Before you start the home search, you need to know how much you can actually afford. The easiest way to do that is to reach out to a mortgage broker (we have a few recommendations!). They will calculate how much money a bank will loan to you based on how much you earn, how big of a down payment you’ve saved, and any other assets. Your mortgage broker will give you a pre-approval, which will make house shopping and writing offers much easier.
02. Buyer’s Consultation
Our first meeting is all about learning about you, and it can happen before or after you get pre-approval. We’ll meet and discuss the big and small non-negotiables. Do you need a home office? Full ensuite? Close to schools? Based on what is most important to you and your budget, we’ll set up a home search for you.
03. Home Searching
With your home search set up, not only will you see homes that tick the boxes as soon as they hit the market, you’ll also get access to the off-market homes, disclosure information, and fair market value tools that non-REALTORS® don’t see. We’re always a message away from viewing the house and seeing if it’s the right fit.
04. Offer & Negotiations
Once you’ve found the right home, it’s time for us to write an offer and give your deposit to the seller’s agent. This is a legal contract and the beginning of any negotiations we have with the seller. We’re not just concerned about getting the best price for you, we’ll also negotiate repairs, closing dates, and other conditions to make sure your interests are prioritized and your offer is accepted. During this time, the home is considered “conditionally sold.”
05. Removing Conditions
Once the seller has accepted the offer, we’ll usually need to schedule a property inspection, finalize financing from your lender, and reach out to a lawyer. You might also need to review condo documents, well reports or septic conditions, depending on the property. We can further negotiate with the buyer if any repairs or issues are found during an inspection. And if you decide this isn’t the right home for you, you’ll get your deposit back and we’ll continue the search. If everything looks good, we’ll lift conditions. That’s when your new home is officially sold to you.
06. Closing Day
This is the day you get the keys! Before closing, you’ll have a meeting with a lawyer to finalize any paperwork and make sure funds are ready to go to the seller. We also offer a pre-possession walkthrough the day before to make sure everything looks good in the house before it’s yours. On closing or possession day, you’ll get the keys and officially be the new homeowner.
